Build fee waived on orders placed by December 31, 2026
Start the build, and the $647 line never reaches your check
Every plan is a monthly subscription, paid on a secure Stripe checkout when you order. Plans normally carry a$647 one-time build fee, invoiced separately after your site is live. Order by December 31, 2026 and that line is struck off entirely. The monthly price does not move, and nothing else about the plan changes.
Each plan opens a secure Stripe checkout for its monthly fee.

What the order actually buys
The same eight things at every tier. The plans differ in what runs on top, not in the foundation underneath.
One page per location
Its own hours, its own map, its own menu highlights, its own phone number.
The shared menu system
Change a dish or a price once and every page carrying it updates with it.
The location finder
Answers the question people actually ask: which room is closest, and is it open.
Enquiry routing per address
A form filled in on one location page reaches that location, not a shared inbox.
5 revisions a month
Any size, no per-request limit, each completed within 2 to 5 working days.
Researched articles every week
2 a week on The Single Counter, each 2,500 to 3,200 words, tied to a town you operate in.
90+ PageSpeed guaranteed
On every location page, not just the home page, and it stays that way as you add rooms.
A client portal from day one
Revisions, tickets, files and messages in one place. You never log in to the website itself.
Pick the plan you are ordering
The waived build fee applies to all three. The Route adds the AI Engine, The Full Circuit adds the Content Engine on top of it.

Each button opens a secure Stripe checkout for that plan's monthly fee. The first month is charged when you order, then it renews monthly.
Not sure which one fits the number of rooms you run? The pricing page compares every line, tier by tier.

What happens after you pay
Four steps, in this order, with the build clock starting at the onboarding call rather than at payment.
Step 1
A receipt and a confirmation email
Straight after payment, to the address you ordered with. Only the first month of your plan is charged; the plan then renews monthly.
Step 2
You fill in the onboarding form
About 15 minutes per location, plus one shared section for brand-wide details. Missing something? Submit anyway.
Step 3
One onboarding call
We fill the gaps, agree the launch date, and the build clock starts here rather than at payment.
Step 4
Every location goes live
In 7 days on The Single Counter. You approve it, and under this offer no build fee follows.
Ordering for two locations or ten
The build fee comes off once, whatever the size of the group
Pricing is per brand, not per address, so a four-room group and a single counter pay the same monthly figure and both keep the waived fee.
What to have ready
None of it blocks the order. Send what you have on the onboarding form and let the rest follow.
- Every address you operate, and the hours each one actually keeps
- The phone number each specific room answers, if they differ
- Your menu, however you hold it today, including any location-only items
- Photos and a logo if you have them. We start with what you have and improve it later.
- Your current web address, so we migrate what is worth keeping and redirect the rest
- Where enquiries should land for each location, and who should be notified
The deadline, written the honest way
The build fee is waived on any order placed on or before December 31, 2026. That is a fixed calendar date. There is no countdown on this page that resets when you reload it, no seat count that quietly refills overnight, and no price that is higher tomorrow than it was today. When the date passes, the $647 build fee goes back to being invoiced after launch, exactly as it reads on the pricing page.
One thing worth knowing: the plan price you order at is the plan price you keep while the plan runs, so an order placed now is not repriced later.
The terms attached to this order
All three in plain language. The full versions are in the refund policy and the terms.
The build fee is waived, not deferred
Normally the $647 build fee is invoiced after launch. On an order placed by December 31, 2026 that invoice never arrives at all.
Cancel with 2 business days notice
Email us at least 2 business days before your next invoice date, 9:00 to 17:00 Central Time, Monday to Friday. Your site runs to the end of the month you have paid for.
All sales are final
Monthly fees, extra revisions and pass-through costs are not refundable. A duplicate or incorrect charge is the exception: tell us within 30 days and we correct it within 10 working days.
What operators say about the thing you are ordering
Maria Kostopoulos (sample)
Owner, Two-location Greek diner
Paramus, New JerseyThe Single Counter plan, a page per location and daypart menus
“Our Route 17 room closes an hour earlier than the one in town, and for years the website showed one set of hours for both. Each counter has its own page now, with its own hours, and nobody has driven to a dark parking lot because of us since.”
Dwayne Ellison (sample)
General manager, Three-location bar and grill group
Columbus, OhioThe Route plan with the AI receptionist and site chat
“On game days the phones at all three rooms never stop, and half the calls are the same two questions. The AI receptionist answers hours and happy hour for the right location, and anything about reserving a section comes through to my managers with the caller's details already written up.”
Angela Ruiz (sample)
Co-owner, Family restaurant, two locations
San Antonio, TexasA redesign of the old site into two real location pages
“The old site was one page with both addresses at the bottom. The redesign kept our old links working and gave each restaurant its own page with seating notes, the kids menu and a form that goes to the right manager. Families ask fewer questions on the phone because the answers are on the page.”
Tom Brennan (sample)
Owner, Four-counter pizzeria group
Scranton, PennsylvaniaThe Route plan, per-location phone numbers and delivery notes
“We had one phone number on the site for four counters, so the busiest shop got every call. Now each location page shows its own number and whether it delivers, and a new specialty pie goes up on every page that carries it with one request.”
Priya Natarajan (sample)
Operations lead, Breakfast and brunch spot, three locations
Atlanta, GeorgiaThe Full Circuit plan with articles and Google Business Profile management
“Weekend brunch hours used to be wrong on Saturdays because the site blended them with weekday breakfast. That is fixed per location, and the articles and profile posts mean our newest room in Decatur shows up for people who have never heard of us.”
Luis Ortega (sample)
Franchisee, Multi-unit franchisee, five units
Orlando, FloridaA site scoped to his own units, inside the brand guidelines
“The national locator kept sending people to stores I do not own. My site shows my five units only, with my local promotions, and it follows the brand rules the franchisor sent over. I review it, I approve it, and I do not touch anything technical.”
Illustrative examples: these are sample reviews written to show the kind of outcome the service is built for, not statements from real clients. Verified client reviews replace them as they come in.
Questions people ask at the point of ordering
Anything not covered here is on the full FAQ, or email hello@dinersites.com.
Is the build fee waived, or just moved to later?
Waived. Normally the $647 one-time build fee is invoiced after your site is live and approved. On an order placed by December 31, 2026 that invoice is never raised, so there is no later payment to plan for. The monthly fee is unchanged either way.
What do I actually pay on the day I order?
The first month of the plan you pick, paid by card on our secure Stripe checkout when you order: $117, $247 plus AI usage, or $597 a month. The plan then renews monthly on the same date. The one-time build fee is never charged at checkout. Your domain and your managed hosting are inside that figure, so there is no second bill for either.
Does the waiver change what is included or how fast we launch?
No. Every plan carries the same location-page foundation, 5 revisions a month, managed hosting, one free domain and 90+ PageSpeed. Launch is 7 days on The Single Counter, 10 on The Route and 15 on The Full Circuit, measured from the onboarding call rather than from payment.
We run three rooms. Does ordering once cover all of them?
Yes. The plan is priced per brand, not per location, so one order builds a page for every address you operate with its own hours, phone number and menu highlights. If you open another room next year, adding its page is a revision on the system you already have rather than a new build.
When does the waiver end, and does that date move if I come back tomorrow?
It ends on December 31, 2026, and the date does not move. Reloading this page does not restart a timer, because there is no timer: the offer is tied to a fixed calendar date and applies to any order placed on or before it.
Can I change plan after I have ordered?
Yes. Tell us and we move you at your next invoice. Moving up adds the AI Engine on The Route or the Content Engine on The Full Circuit without rebuilding anything, because all three plans run on the same location-page foundation.
What if I am not happy with the site you build?
You get 5 revisions a month of any size, each completed within 2 to 5 working days, and the site does not go live until you approve it. Fees already paid are not refundable, which is why the build fee under this offer is never charged rather than charged and argued about.
What do you need from me before you can start building?
Your addresses and hours, your menu in whatever form you hold it, where enquiries should land for each location, and your logo and photos if you have them. Send what you have when you fill in the onboarding form and let the rest follow. Nothing on that list blocks the build from starting.
One order, every location live in 7 days
The build fee stays crossed off until December 31, 2026. After that it goes back on the check.
